Roofers in Ballinteer | Estate Housing & Period Property Specialists

A five-acre field sold for £375 in 1932 became the start of "Old Ballinteer" — and the suburb's built-up story ever since is one every roofer working here needs to understand.

From a WWI Veterans' Trust to a Century of Estate Building

Ballinteer's oldest housing has a genuinely unusual origin. Ballinteer Gardens was built in 1932 by the Irish Sailors' and Soldiers' Land Trust, specifically to house ex-servicemen of the First World War — part of a promise made to Irish recruits during wartime, and the Trust's crest is still visible on the entrance pillars of the quiet cul-de-sac today.

Alongside Mayfield Terrace and Ballinteer Park, these private builds off Ballinteer Avenue through the 1920s to 1950s make up what's still locally known as "Old Ballinteer."

Everything that followed happened remarkably fast. The area's population surged 95% through the 1970s alone, rising from just over 6,400 residents to more than 12,300 by 1981, as estate after estate went up in quick succession — Ludford in the late 1960s, the Lissadel estate (now Ballinteer Drive, Grove, Crescent, and Close) shortly after, then Woodpark, and finally Broadford and the ex-council Hillview estate through the mid-1970s and into the early 80s.

AD Roofers did a great job on my house.Gus did the survey. My plan was to have dry verge fitted to the roof only.Gus noticed that my 3 dormer windows would benefit from dry verge too. That is something I had not noticed and Gus was spot on.Great advice, thank you Gus. Martin did the installation and he did a great job.Very happy all round.I would recommend AD roofers to anyone. TG. Malahide.

Roofing Problems

A Concentration of Roofs All Reaching the Same Age Together

That rapid, compressed building history has a real practical consequence today. A huge share of Ballinteer's housing stock went up within roughly a fifteen-year window, which means a correspondingly large number of roofs are now approaching, or have already passed, the same point in their working life at broadly the same time.

This isn't the gradual, mixed-era pattern you'd see in an area that grew steadily over a century — it's a genuine concentration of similarly-aged roofing across estates like Ludford, Broadford, and the Lissadel roads specifically.

If your Ballinteer property sits in one of these 1960s-80s estates and a neighbour has recently had roofing work done, that's often a useful, practical early warning rather than a coincidence. Properties built to the same specification in the same short window tend to develop the same underlying issues at roughly the same time, whether that's ageing fixings, underlay reaching the end of its life, or fascia and guttering that's simply worn out from the decades since it went in.

"I had Agustin and his colleague out to fix a persistent issue we had for the last year or more and they were brilliant. Their customer service is next to none, they offer a free consultation and diagnose the issue before offering a solution and price. They have great communication, arriving when stated, which is rare these days." — Stuart, Dublin

FAQ's

Questions We Get Asked About Roofing in Ballinteer

Is my Ballinteer property from Old Ballinteer, the 1960s-80s estates, or Ballintyre?
It depends which part of the area you're in — Mayfield Terrace, Ballinteer Gardens, and Ballinteer Park are the original 1920s-50s "Old Ballinteer" properties; Ludford, the Lissadel roads, Woodpark, Broadford, and Hillview are the 1960s-80s estate boom; Ballintyre is the most recent, 2004-2008 development. We'll confirm which applies to yours during inspection.

My estate was built in the 1970s — should I be worried if I haven't had any issues yet?
Worth a proper check regardless. Roofing from that era across Ballinteer's rapid 1970s expansion is now at or past its realistic working life, even without visible symptoms showing yet.

A neighbour on my road just had roofing work done — does that mean I should get checked too?
Possibly, yes. Properties built to the same specification in the same short development window often reach the same underlying issues around the same time, so it's a genuinely useful signal rather than pure coincidence.

Is Ballintyre Hall itself a property you'd work on, or just nearby houses?
We work on properties throughout the Ballintyre development and the surrounding Ballinteer estates — genuine period buildings like the restored hall need a different approach to the newer townhouses and apartments built around it.

Old and New Sitting Together at Ballintyre

Ballinteer's most recent development also tells its own story.

Ballintyre, built between 2004 and 2008, sits on the grounds of the historic Ballintyre Hall — a 19th-century house dating from 1820 — which was carefully restored and incorporated into the new development rather than demolished to make way for it.

That means Ballinteer, alongside its dominant stock of mid-century estate housing, still contains at least one genuinely period property requiring an entirely different roofing approach: proper slate matching and period consideration, not the straightforward tile replacement that suits the surrounding modern townhouses and apartments.
