Dundrum's Big Old Houses Were Mostly Replaced, Not Preserved

Dundrum has a genuinely different story to tell than most of the coastal towns nearby, and it's a slightly unusual one.

The whole area was once characterised by big houses set in spacious grounds — but the majority of them were demolished and replaced by housing developments starting in the 1960s, rather than preserved or converted the way similar estates were in places like Monkstown or parts of Foxrock.

Today, Airfield is one of the very few of those original big houses still standing, now preserved as a working farm and gardens rather than a private residence. For roofing purposes, that history matters: it means genuinely period properties are the exception in Dundrum, not the rule, and the vast majority of what's actually on the ground is post-war housing reaching a specific, predictable age.

AD Roofers did a great job on my house.Gus did the survey. My plan was to have dry verge fitted to the roof only.Gus noticed that my 3 dormer windows would benefit from dry verge too. That is something I had not noticed and Gus was spot on.Great advice, thank you Gus. Martin did the installation and he did a great job.Very happy all round.I would recommend AD roofers to anyone. TG. Malahide.

What That Means for a Dundrum Roof Today

Most Dundrum housing dates from the 1960s and 70s development boom that replaced the area's earlier big estates, putting a substantial share of original roofing at 50 to 65 years old — squarely in the range where a proper inspection either confirms a roof still has genuine working life left, or reveals that repeated small repairs have been quietly delaying a replacement that's coming regardless.

Unlike a conservation-restricted property, this housing generally offers real flexibility in material choice, so the decision comes down to budget and expected longevity rather than matching a protected original.

"Gus and Martin were super fixing a leak from my roof. Prompt, professional and friendly, explained everything clearly and work was complete with minimal fuss. Hopefully I won't need them again, but if I do, I'll be straight onto them." — Linda, Dublin

FAQ's

Questions We Get Asked About Roofing in Dundrum

Is my Dundrum house likely to be original period housing, or post-war?
Statistically, post-war — the majority of Dundrum's big older houses were replaced by development from the 1960s onwards. Genuinely period properties, like those in Pembroke Cottages, are the exception rather than the rule, and we'll confirm which category yours falls into during inspection.

My house is around 60 years old with no visible roof issues — worth checking?
Yes. Roofing from that construction era is at or near the end of its realistic working life even without visible symptoms yet, and catching wear before it becomes an active leak is almost always the cheaper path.

Does my Dundrum property need conservation-grade slate matching?
Generally no, with the exception of the area's small pocket of genuinely older properties like Pembroke Cottages — the bulk of Dundrum's 1960s-70s housing has no conservation restrictions.

Do you cover the whole Dundrum area, including around Taney Road and the village centre?
Yes — the full Dundrum area, regardless of which development era a specific property belongs to.
