Slate Roof Repairs Dublin

Natural slate is common across Dublin's period and pre-1980s housing stock, and it fails in ways specific to the material — a repair that doesn't account for that tends to fail again quickly. The single most common cause of widespread slate slippage on older Dublin roofs is nail sickness: original fixing nails, often iron or poor-quality galvanised steel, corrode over decades of exposure, especially in coastal areas where salt air speeds the process up.

Once a nail corrodes through, the slate it's holding simply slides down under gravity. If your roof is losing slates across different areas rather than one isolated spot, nail sickness affecting the whole roof — not a series of unrelated failures — is the likely cause, and it's worth checking before agreeing to a full slate replacement based on one bad section alone.

Delamination is a separate, equally common failure. Natural slate is a laminated stone formed in thin layers, and over decades of frost cycling — water gets into microscopic layers, freezes, expands — slate can start separating along those layers. It shows as a slate that looks thinner, flakier, or crumbly at the edges, and once it starts, that individual slate needs replacing; it won't stop deteriorating on its own.

Many older Dublin slate roofs were also "torched" — a layer of lime mortar applied to the underside of the slates from inside the attic, used before modern felt underlay became standard practice. Torching cracks and falls away with age, and once it's gone, there's no secondary barrier if a slate slips or a nail fails, meaning water gets straight into the attic rather than being caught by underlay. A slate roof with failed or absent torching and no underlay is significantly more vulnerable to a single slipped slate becoming an active leak.

Augustine inspects not just the reported problem area but the fixing method used across the whole roof — if nail sickness is found on the slates being repaired, it's very likely present elsewhere on the same roof, and you'll be told that directly rather than have three slates repaired and discover the same problem six months later two metres over.

Where torching has failed and there's no underlay beneath, we'll discuss whether a section re-lay with proper breathable membrane makes more sense than a like-for-like slate swap that leaves the same underlying vulnerability in place.

If your property is pre-1940, it's worth checking whether it's on the Protected Structures list before any slate work begins — this can affect what materials and methods are permitted, and it's something we flag during inspection rather than after a mismatched repair's already been carried out.

As a rough guide, isolated slipped or cracked slates on an otherwise sound roof are a straightforward repair — quick, cheap, and there's no reason to spend more than that.

The picture changes if the problem is showing up in several places at once. Widespread nail sickness across multiple sections of the roof, torching that's failed with no underlay behind it, or a roof that's original to a pre-1970s property and has never been re-slated — these aren't isolated faults, they're signs that the whole fixing system is ageing out together. Patching one section at a time just means paying for the same repair again every few months as the next slate lets go.

At that point, a full re-slate is usually the smarter long-term spend, not the more expensive one. Because the slate itself is often still sound, we reuse what's salvageable and match new slate only where it's genuinely needed — so you're paying to fix the fixing system properly once, rather than funding a slow trickle of repairs that never actually solves it.
