Roofers in Glasnevin | Redbrick Terrace & Attic Conversion Specialists

A drone photo can confirm a roof needs work. It can't tell you whether the timber underneath is strong enough to take an attic conversion, which is exactly the question a lot of Glasnevin homeowners are actually asking.

Attic Conversions Are Driving a Lot of Glasnevin Roofing Work Right Now

Glasnevin's Victorian and Edwardian terraces along streets like Botanic Avenue, Lindsay Road, and Iona Road are consistently being renovated with attic conversions as families extend their existing homes rather than move — it's one of the most common upgrades we'd expect to see across the area's period redbrick housing.

Turning an attic into usable living space isn't just an interior job — it directly affects the roof itself, and getting the roofing side wrong is exactly the kind of thing that shows up as damp or condensation problems months after the conversion's finished.

A proper attic conversion needs correct roof ventilation maintained after the work's done, adequate insulation specified to the roof structure rather than just the floor, and confirmation the existing timber can actually take the new load — none of which a drone flyover or a generic "we cover attic work" bullet point actually addresses. We check this as part of any inspection tied to a conversion, not as an afterthought once the interior work's underway.

Very happy with the job. We had a leak that needed urgent attention and got a very quick consultation visit and the repair was done the following day. Very highly recommended.

I sent a message of inquiry to Ad Roofing and Gus came out to inspect the roof and provide some options and quotes. We didn’t go ahead (completely due to our own reason of not being sure yet of our long term plan for that building) but if we had of, we would definitely have gone ahead with AD roofing. I was so impressed with the service and knowledge that Gus had.

Three Housing Generations, Different Roofing Priorities for Each

Glasnevin genuinely spans several building eras. Victorian terraces and Edwardian semis dominate the streets closer to the Botanic Gardens and Griffith Park, while inter-war detached and semi-detached houses fill in further out toward Ballygall Road and the Finglas Road boundary.

A Victorian terrace roof reaching a century or more old needs proper slate matching and careful assessment of original timber condition, particularly where an attic conversion is planned. A 1930s-50s property is old enough that ageing fixings and underlay commonly need attention, with or without any conversion work involved.

Knowing which generation your property belongs to changes what we'd actually recommend before any material gets discussed.

"Recently I had a leaking roof in the porch of our house. We had to place buckets to catch the water before it was flooded. I did not think I would get anyone quickly to help, however, I messaged these guys first thing last Monday morning and they were out to me before lunchtime. Wednesday was a dry day and they arranged to do the work then, as the tiles needed to be removed to fix the problem properly. I recommend AD roofing highly for their prompt service and professional work." — Alan, Dublin

FAQ's

Questions We Get Asked About Roofing in Glasnevin

I'm planning an attic conversion — do I need a roof inspection first?
Yes. Ventilation, insulation, and structural timber condition all need checking before conversion work starts, since getting any of these wrong shows up as damp or condensation problems later.

My Victorian terrace roof hasn't been touched in decades — is it worth checking?
Very likely, yes. Original slate fixings from that era are commonly reaching the end of their working life, and confirming this early is cheaper than waiting for a leak to force the issue during a renovation.

Can you match slate on a redbrick terrace near the Botanic Gardens or Griffith Park?
Yes — we work primarily in Blue Bangor and Spanish slate, matched to profile and colour rather than the closest thing available that week.

Do you use drones to diagnose roof problems like some other local companies?
No — we get physically on the roof every time. A drone photo can show a symptom; it can't confirm timber condition or ventilation adequacy the way a physical inspection can.

What Actually Needs Checking on a Glasnevin Redbrick Roof

The most common issue we'd expect on Glasnevin's older redbrick terraces is original slate reaching the point where nail sickness or delamination causes slipping, particularly on properties that haven't had roofing work done in several decades — several recently renovated properties in the area have needed a full new roof as part of wider energy-efficiency upgrades, replacing original coverings that had simply reached the end of their working life.

Rear returns and side extensions, common on these terraces, also bring the same flat-roof fall and flashing considerations we'd flag on any period Dublin property.
