Roofers in Portmarnock | Medieval Village to New-Build Specialists

Excavations in 2009 uncovered part of a medieval village beneath Portmarnock that dates back to the 12th century — small mud-walled, thatch-roofed houses without even a chimney between them — and today, barely a stone's throw from that same ground, some of the most active new-home construction anywhere in North Dublin is happening right now.

A Planned Medieval Village Older Than Almost Anything Else in North Dublin

Portmarnock's origins go back further than most people realise. In the late 12th century, St Mary's Abbey of Dublin was granted the entire area, developing it as a single, deliberately planned manor village — laid out in regular plots up to 65 metres long, each divided between a rear "croft" and front "toft" section, with tenants paying their dues in kind rather than coin.

That original medieval settlement, now known as "Old Portmarnock," survived until the late 17th century before the village's centre of gravity gradually shifted elsewhere.

None of this ancient history typically translates into modern conservation restrictions the way a Georgian streetscape would — but it does mean any older structures genuinely tied to this historic core deserve individual assessment rather than a blanket assumption either way.

AD Roofers did a great job on my house.Gus did the survey. My plan was to have dry verge fitted to the roof only.Gus noticed that my 3 dormer windows would benefit from dry verge too. That is something I had not noticed and Gus was spot on.Great advice, thank you Gus. Martin did the installation and he did a great job.Very happy all round.I would recommend AD roofers to anyone. TG. Malahide.

From a Village of 500 to Post-War Estate Growth

By the early 20th century, Portmarnock was still a genuinely tiny community — the whole parish held no more than around 500 people, centred on Station Road with a church, a brickworks, and a railway station.

That changed decisively when Saint Anne's Estate went up in the 1950s, shifting the village's focus eastward, followed by further estates at Carrickhill, Martello, and the Dunes through the late 1960s and 1970s as post-war housing demand brought new families out from central Dublin.

A property from any of these post-war estates is now old enough that a proper inspection genuinely matters — Saint Anne's Estate homes are approaching 75 years old, and even the later Carrickhill and Dunes-era properties are past the half-century mark.

FAQ's

Questions We Get Asked About Roofing in Portmarnock

Is my Portmarnock property near Old Portmarnock, a post-war estate, or a new Station Road development?
It depends where you're located — Old Portmarnock's historic core sits near Station Road itself; post-war estates like Saint Anne's, Carrickhill, and the Dunes surround it; the newest developments cluster around Station Road and to the south. We confirm which applies during inspection.

My house is in Saint Anne's Estate from the 1950s — is it worth checking?
Yes, genuinely. A roof approaching 75 years old is well past the point where a proper inspection should be routine, regardless of visible symptoms.

I've just bought in one of the new Station Road developments — what should I check for?
Newer builds are more likely to show snagging or installation defects than age-related wear — worth a proper check even on a recently completed roof.

Does the medieval history near Station Road mean my property has conservation restrictions?
Generally no, unless your specific property carries individual protected status — we check this directly rather than assuming based on the area's general historic significance.

Right Now, Station Road Is One of the Busiest Building Sites in North Dublin

Portmarnock today is seeing a level of active new construction that few other North Dublin areas can match.

Multiple major schemes are underway or recently completed around Station Road alone — St Marnock's Bay, Station Manor sitting between the older Kilns (2004) and Links (late 1990s) developments, plus Dún Sí, a 25-home social housing scheme built to A-rated energy standards, and Skylark, a substantial development to the south of the village.

A brand-new Portmarnock property isn't facing an age problem — it's facing the same snagging and installation-quality checks any recently built roof needs, regardless of how modern or well-specified the surrounding development happens to be.
