High-Capacity & Heritage Roofline Drainage Services

Foxrock is renowned for its low-density, sprawling residential properties set along wide, leafy avenues like Westminster Road, Torquay Road, Brighton Road, and Kerrymount Avenue. While these expansive private sites create one of South Dublin’s most attractive living environments, they present unique structural challenges for domestic rainwater drainage.

Flanked by towering mature scots pines, native oaks, sycamores, and copper beeches, Foxrock roofs endure a relentless volume of organic debris throughout every season. Combined with the massive surface area of typical Foxrock detached homes, an ordinary domestic gutter system quickly becomes overwhelmed. When rainwater backs up along eaves here, it doesn't just splash onto paths—it wicks into soft timber fascias, seeps behind ornate granite corbels, and tracks into concealed wall plates, threatening structural timbers and decorative indoor plasterwork.

At AD Roofing, Augustine Doherty and our team provide specialized gutter repairs, architectural metal restorations, and complete roofline replacements across Foxrock. We do not use temporary silicone smears that peel away after a single frost. We identify the mechanical cause of the failure, reset falls to handle torrential cloudbursts, install heavy-duty bracketry, and fit systems engineered to protect large executive residences.

Common Gutter Problems Facing Foxrock Properties

The scale of properties in Foxrock, paired with their mature garden settings, creates distinct roofline vulnerabilities:

  • Heavy Compaction from Pine Needles & Catkins (Westminster Road, Torquay Road, Brighton Road):

Properties nestled beneath mature conifers and deciduous canopies face continuous roofline loading. Fine pine needles and spring blossom mulch slip through standard plastic mesh guards, matting together in the bottom of gutter channels into dense, sodden sludge. This material blocks downpipe swan necks, causing gutters to overflow during sudden Atlantic downpours.

  • Thermal Stress & Leaking Expansion Joints on Extended Rooflines (Kerrymount, Hainault, Claremont):

Large detached residences in Foxrock frequently feature continuous gutter runs stretching 15 to 25 metres without interruption. Standard plastic gutters expand and contract substantially between hot summer afternoons and freezing winter nights. Without dedicated low-friction expansion joints, the profile buckles, snapping bracket clips and breaking neoprene rubber gaskets.

  • Corroded Joint Collars on Heritage Cast-Iron Systems (Foxrock Village, Gordon Avenue):

Early 20th-century Arts and Crafts style villas and Edwardian homes often retain original cast-iron or heavy cast-aluminium rainwater goods. Decades of standing water rot the internal joint putty, while corroded steel fixing screws pull loose from masonry corbels, causing heavy iron gutters to bow dangerously outward.

  • Rotting Softwood Timber Fascia Boards on Mid-Century Builds (Knocksinna, Leopardstown Borders):

Substantial bungalows and two-storey detached properties built during the 1960s and 1970s often feature soft-timber fascia boards. Small, concealed leaks over years cause the back of the wood to rot unseen. Once wet rot takes hold, fascia bracket screws lose their anchor, causing the entire gutter run to sag forward under the weight of wet autumn leaves.

A number of reasons to recommend AD Roofing stand out. Our gutter needed a repair that a previous company had installed and refused to come and service despite having a 10 year guarantee. AD Roofing were quick to respond to messages, clear in their communication and pricing. I don't know any firm that would offer to come out and fix it for free, especially as it wasn't their original installation. The first fix didn't quite work, I contacted Gus and he arranged for a second visit (again at no cost) and it appears to have now been fixed. I appreciate the professionalism of Gus and Martin and I would highly recommend them based on my experience to-date. It's evident they pride themselves on a good customer experience and they provided exactly that.

I sent a message of inquiry to Ad Roofing and Gus came out to inspect the roof and provide some options and quotes. We didn’t go ahead (completely due to our own reason of not being sure yet of our long term plan for that building) but if we had of, we would definitely have gone ahead with AD roofing. I was so impressed with the service and knowledge that Gus had.

We had Gus and the Team over to install a Dry Verge system. Very pleased with their work and would have no hesitation in recommending AD Roofing. Thank you.

Specialist Gutter Services We Provide in Foxrock

Every repair we carry out is an engineered mechanical fix designed to provide permanent water control:

  • Cast-Iron & Heritage Metal Restoration: We wire-brush oxidised iron back to bare metal, apply anti-corrosive zinc-rich primers, reseal union collars using high-modulus polyurethane sealants, and re-anchor the runs using marine-grade stainless-steel fixings that will never rust or shear.

  • High-Capacity Deep-Flow & Architectural Aluminium Upgrades: For substantial roofs where standard half-round gutters overflow during heavy summer cloudbursts, we install heavy-duty deep-flow uPVC and seamless extruded aluminium systems capable of handling up to 40% more rainwater volume.

  • Fall Realignment & Heavy-Duty Re-Bracketing: Gutters that have bowed or lost their drainage pitch are re-aligned using precision levels to ensure steady, high-velocity water discharge toward downpipes. We space heavy-gauge brackets at strict 500mm intervals to prevent future sagging under heavy moss or snow loads.

  • Concealed Valley & Parapet Trough Re-Lining: We strip out failed lead, zinc, or degraded asphalt linings inside hidden parapet gutters, inspect the underlying structural woodwork, and re-line the troughs using heavy Code 5 milled sheet lead or seamless GRP fibreglass systems for lasting watertight security.

  • Complete Roofline Replacements (uPVC & Hardwood): Where timber fascias have softened from rot, we strip away the damaged wood down to the rafter feet. We install solid 18mm marine-grade uPVC boards or treated hardwood fascias with concealed eaves ventilation strips, preventing attic dampness while keeping out wind-driven rain.

Frequently Asked Questions

Why do the gutters on my property overflow even when the downpipes are clear?

On large detached homes, standard domestic gutters often lack the physical volumetric capacity to handle heavy rainfall coming off steep, wide roof pitches. If water ponds in the middle of a run before overflowing, the channel has either lost its fall due to loose brackets, or the profile needs upgrading to a high-capacity deep-flow system.

Can you repair or match original architectural cast-iron or aluminium gutters?

Yes. If your original cast iron is structurally sound, we can dismantle the failed joints, scrape back rust, reseal the collars with modern polyurethane bonding agents, and re-bolt them. If sections have fractured beyond repair, we source matching heritage cast-iron or powder-coated aluminium profiles that replicate the historic detail.

How often should gutters be inspected on properties with mature trees in Foxrock?

Because Foxrock avenues feature dense canopies of pines, oaks, and beeches, we advise a comprehensive inspection and flush at least once a year in late autumn. This ensures that pine needles and moss do not sit in the channels through winter, where freezing expands trapped water and breaks joint seals.
