What's Actually in a Written Roof Inspection Report

A proper report goes well beyond a quick look and a verbal "it's fine" or "it needs work." It should cover the full external roof — tiles or slates, ridges, valleys, chimney flashings, and any roof penetrations — an attic check where it's safely accessible, since the underside of the roof often tells you more than the surface, and gutters and downpipes where visible from the roof itself.
