Why a "New" Skylight Sometimes Leaks Worse Than the Old One

The single most common skylight problem we see isn't a cracked pane or a worn-out unit — it's a flashing kit that doesn't match the roof it's fitted to.

Slate, tile, and flat roofs each need a different flashing profile around a Velux window, and fitting the wrong kit, or fitting the right kit badly, creates exactly the "new roof, new leak" scenario that gives skylights a bad reputation they don't actually deserve.

The window itself is rarely the failure point; the junction where it meets the surrounding roof covering almost always is.

If the glazing unit itself is sound and the problem is a failed seal, worn hinge, or damaged flashing, a repair is the right call and a fraction of the cost of full replacement.

Full replacement makes more sense where the unit is genuinely old (Velux units can last 20-30 years when properly installed and maintained, so age alone isn't usually the deciding factor), the glazing has failed internally (visible misting between panes means the seal's gone and can't be repaired), or the frame itself has degraded beyond a straightforward fix.

Every callout starts with identifying whether the leak is coming from the flashing, the seals, or the glazing itself, since each has a different fix and a very different cost.

If it's flashing-related — the most common cause by far — the existing kit is removed and replaced with one properly matched to your roof covering, dressed correctly into the surrounding slate, tile, or membrane rather than sealed over the top with mastic, which is a shortcut that fails within a couple of winters.
