Flat roofs get blamed for leaking constantly, and the material usually isn't the actual problem. A flat roof needs a slight fall — roughly 1:40 to 1:80 depending on the system — toward an outlet or gutter, and a roof laid dead flat, or one where the fall has settled unevenly over years, holds standing water after every rain.

That standing water accelerates UV and weather degradation of the membrane exactly where it sits, which is why the same section of roof tends to fail again and again no matter how many times it's patched. Fixing the surface without correcting the fall underneath it is treating a symptom, not the cause — which is exactly why so many flat roof "repairs" need redoing within a year.

Finding where water is actually entering is often the harder part of the job, not the fix itself. The stain on your ceiling is rarely directly below the entry point — water tracks along the underside of the deck or insulation before it drops, so a leak showing up in a back bedroom might genuinely originate at an edge flashing several feet away.

We trace it properly before pricing anything, rather than patching the first weak spot we find and hoping it was the right one.

Every flat roof callout starts with checking the fall across the entire roof, not just inspecting the spot you reported. A leak at one edge is sometimes water that's actually travelled from a low point elsewhere, pooling until it found a weakness to exploit — patching the visible weak spot without checking the fall just moves the problem to the next low point.

We identify the membrane type and its actual condition, check every edge flashing and upstand (the single most common real culprit on a flat roof leak), and give a written price for what's genuinely needed before anything starts.

If the problem is isolated — one split, one blister, one flashing point — a targeted repair is the right call and the cheaper one. If there's ponding across a significant area or the membrane's visibly perished in multiple spots, patching individual weak points becomes a cycle of repeat callouts, and a full recover with corrected fall is usually the better long-term spend.

Fibreglass (GRP) is our usual recommendation for most Dublin flat roof jobs — fully bonded, seamless with no joints for water to find, and UV-stable enough to run 20-25+ years when laid with correct fall. It costs more upfront than felt, but the difference in callback rate over its life makes up for that easily.

EPDM rubber is a single continuous sheet, flexible enough to handle roof movement without cracking, with a working life comparable to or exceeding GRP. It's a strong option for larger or oddly-shaped roofs where one continuous membrane means fewer joints to fail later.

Torch-on felt is still the most common covering on older Dublin flat roofs, applied in overlapping layers bonded with a blowtorch. It's functional and the cheapest option upfront, but it's also the material we most often find failing at joints and edges on repair callouts, with a realistic lifespan well short of GRP or EPDM.
