A full re-roof is one of the largest single costs a Dublin homeowner takes on, and it's also one of the easiest jobs to get badly quoted — a low headline figure that quietly leaves out proper underlay, a real ridge system, or new flashing can look identical to a properly specified job right up until it's actually on your house.

Before any of that, though, it's worth being honest about whether you need a full replacement at all.

As a rough guide, full replacement makes sense when the roof covering is original and over 25-30 years old, when a quarter or more of the tiles or slates have already been individually replaced over time, or when repairs on the same sections keep recurring every year or two.

If your roof doesn't meet that bar yet, Augustine will tell you so directly — a repair costs a fraction of a full re-roof, and there's no reason to sell you one before you actually need it.

Natural slate is the premium choice, and close to essential on period and conservation-sensitive properties across Dublin, where local planning expects the original slate finish retained rather than swapped for tile. It carries a genuinely long lifespan — properly fitted natural slate can outlast the fixings holding it up by decades — but comes at higher material and labour cost, since slate is heavier and slower to lay correctly than tile.

Concrete tile is the standard for the bulk of Dublin's estate housing built from the 1970s onward. It's significantly cheaper than slate, comes in a wide range of colours and profiles, and holds up perfectly well for decades when laid on proper battens with correct overlap. The failures we see in concrete tile roofs are almost always down to how the roof was originally installed, not a flaw in the material itself.

Fibreglass (GRP) is our default recommendation for flat-roofed extensions or garage sections that sit alongside a pitched main roof, since it's laid with a proper fall rather than the old felt systems that pond and fail within a couple of winters.

This is the section most competitor quotes leave deliberately vague, so we won't. Every full re-roof includes breathable membrane underlay rather than legacy bitumen felt, which traps condensation against the timber and accelerates rot from the inside out.

It includes correctly spaced and treated battens, replaced in full rather than reused where the old ones merely look salvageable.

Where the roof profile allows it, we fit dry ridge and dry verge systems as standard — mechanical fixings instead of mortar bedding, which removes the cracking-and-repointing cycle mortar ridges go through every few Dublin winters.

New lead flashing goes in at every chimney, valley, and wall abutment, since reused old flashing is one of the most common causes of a "new roof, still leaking" callback from other installers' work. And the job finishes with full site clearance — skip, scaffold takedown, and a swept site, not just the roof itself.

Every new roof starts with a full physical survey of the roof and, where accessible, the timber structure underneath — not just a look at the surface covering from the ground. You then get a detailed written specification, not a one-line price: material, underlay type, ridge and verge system, and flashing approach clearly laid out, so you can actually compare it against another quote rather than comparing two headline numbers with nothing behind them.

Once work begins, full scaffold goes up to Safe Pass standard and the old covering is stripped back to the timber structure. Any rotted rafters, purlins, or battens found at that stage are flagged and priced before we proceed — never silently covered over and left for you to discover years later. From there, membrane, battens, covering, ridge and verge system, and flashing go in in sequence, with Augustine or his team on site throughout the job, not just at the start and the final walk-through. That walk-through itself covers the completed roof from ground level and, where practical, from the scaffold before it comes down, along with your written guarantee documentation.

Most standard semi-detached or terraced re-roofs in Dublin take three to five working days from strip to completion, weather permitting — longer for larger detached properties, natural slate (which lays more slowly than concrete tile), or where timber repair is needed once the roof is opened up. Winter bookings should go in early, since demand across Dublin roofing spikes hard once the first autumn storms hit and lead times stretch out fast.
